Certified Assessor of Record
Meet the State of Michigan’s legal requirement of having an employee as your assessor of record. Our State Tax Commission certified staff members meet these requirements and participate in annual continuing education, staying up to date with the most current laws, assessment topics, technological advances, and best practices.
Contracted Services
Our staff provides all of the necessary services for daily Assessing duties. We meet with property owners and market participants to answer assessing questions. We identify, list, and appraise all real property parcels on an annual basis. We also process property sales and ownership updates, make on-site visits to all building permits, process land division requests, review principal residence exemption claims, keep up with business personal property filings, and facilitate all necessary mailing and Assessor’s Board of Review meetings. We work closely with township staff during the review and defense of any property assessment appeals, and we also provide figures for budget estimating.
Supervising Preparation of the Assessment Roll
Our certified Assessors directly follow all Michigan Compiled Laws (MCL’s) and pertinent directives. The Property Assessment Solutions staff is focused on continual improvement and streamlining our processes and practices. We collaborate with many real estate professionals, work closely with township, county, and state officials, and network with other assessing offices in an effort to provide a best in class assessing department in the local communities we serve. We are very focused on technological advancement and digital processes to improve our uniformity and equity, and help standardize our work processes. State Tax Commission Audit Compliance
The State Tax Commission has made a serious effort to ensure all local unit Assessing meets certain quality standards. This has taken various forms over the last several decades, most notably the Audit of Minimum Assessing Records (“AMAR”), and the “14 Point Review” before that. Currently it is designed in a very organized process since the state government went through major Assessing Reform with the implementation of Public Act 660 of 2018. https://www.michigan.gov/treasury/local/stc/property/public-act-660-assessment-roll-audit---property-assessing-reform In mutual agreement of the continual pursuit of pristine appraisal records, the staff at Property Assessment Solutions has implemented a rigorous process of reviewing all of our parcel records on an ongoing basis. Over the years the State has coined this the “20% Review,” whereby 20% of a local unit’s properties are reviewed each year. In other words, all parcels are visited every five years. Following state audits in 2015, our staff has employed a very meticulous and detailed process and has accomplished this “20% Review” goal on an annual basis. We mail postcard notices to all properties that will receive a visit for our 20% Review, and then follow-up with an on site visit to speak to property owners, review building measurements, and take updated exterior photos of buildings. We currently make individual, on-site visits to over 6,000 parcels each year. The team at Property Assessment Solutions has been through several of the state’s “every 5 year audit program” initiatives. We have passed those audits, and even worked in a few jurisdictions that were new to us and taken them from non-compliance, through a corrective action plan with the state, bringing them up to a satisfactory condition.
